  • Eligibility and Requirements
    • Applicant: Must be a foreigner aged 50 years or above
    • Initial Visa: Must hold a Non-Immigrant O Visa (90 days) and have stayed in Thailand at least 60 days
    • For Non-O and Non-O-A visas: Minimum income/pension of 65,000 THB/month over the past 12 months OR deposit + pension ≥ 800,000 THB for the last 3 months
    • For Non-O-X visas: Minimum income/pension of 100,000 THB/month over the past 12 months OR deposit + pension ≥ 3,000,000 THB for the last 3 months
    • Must present financial documents from a Thai bank (e.g., passbook)
    • Must hold valid health insurance covering stay period
    • Employment is not permitted under this visa
  • Required Documents for Retirement Visa Application
    • Application form TM.86 / TM.87 depending on visa type
    • Copy of passport (bio page, entry stamp, extension stamp, TM.6)
    • One 4x6 cm photo
    • Fee: 2,000 THB
    • Updated financial documents with applicant’s name
    • Embassy/consulate letter certifying income ≥ 65,000 THB/month
    • Proof of income + deposit ≥ 800,000 THB/year
    • Proof of residence in Thailand (rental contract, house registration, map, bills from past 3 months)
  • Post-Visa Guidelines for Retirement Visa Holders
    • Apply for renewal at least 21 days before expiry
    • Holders of visas valid for ≥ 1 year must report every 90 days
    • Report up to 14 days early or within 7 days late
    • Late reporting penalty: 2,000–4,000 THB
    • After re-entering Thailand, 90-day count restarts
    • For Single Entry visas, apply for Re-Entry Permit before travelling
  • Financial Requirements for Retirement Visa
    • Minimum deposit of 800,000 THB OR monthly income of 65,000 THB
    • If using combined deposit + income, total must be ≥ 800,000 THB/year
    • After visa approval, partial withdrawals allowed but at least 400,000 THB must remain
    • Note: Deposit must be in a Thai bank, income must be certified by embassy or bank. Both proofs required if using combined method.
  • Financial Conditions for Retirement Visa Renewal
    • Deposit of 800,000 THB in Thai bank for at least 2 months before renewal
    • After approval, at least 400,000 THB must remain for 3 months
    • If using income, must be ≥ 65,000 THB/month or ≥ 800,000 THB/year
    • 12-month bank statement and updated documents required
    • Failure to meet requirements may result in visa denial
